The services your property runs on

Cleaning is the core of the company. Grounds care is the part your prospects see first.

Unit turns and make-ready

A turn is a deadline with a lease on the other end. Crews scope the unit against your make-ready board, clean it to standard, and hand keys back on the day promised.

  • 2 to 3 units per cleaner per day, 3 to 4 with a pair
  • A one-bed takes a two-person crew under 3 hours
  • Kitchens, baths, appliances, and floors to make-ready standard
  • Scheduled around your move-out calendar

Groundskeeping and property care

The grounds are what every prospect walks before they ever see a unit. Breezeways swept, stairwells cleared of debris, the park and pool cabanas kept presentable.

  • Breezeways swept and stairwells cleared of debris
  • On-site parks and pool cabanas kept up
  • Walked on a set schedule, not on complaint
  • Same crew as your cleaning scope, one point of contact

Occupied and resident unit cleaning

Scheduled cleans inside lived-in units, booked through your office so the property is always in the loop. A two-bed runs 4 to 5 hours with one cleaner.

Common area and clubhouse cleaning

Leasing office, clubhouse, gym, mailrooms, and corridors on a standing schedule. A full clubhouse clean runs about 6 hours.

Pressure washing

Breezeway decks, sidewalks, pool decks, and dumpster pads, washed on a rotation or ahead of an inspection.

Why property managers switch

Turns back on schedule
Vacancy is the expensive part of a move-out. Crews hold 2 to 3 units per cleaner per day, so a turn week stays a week and the lease starts when the lease says.
Residents notice
Swept breezeways and a clean clubhouse are the kind of thing residents renew a lease over, and the first thing a prospect judges on a tour.
Maintenance hours back
Your techs stop mopping clubhouses and hauling debris off stairwells, and go back to work orders, which is what they were hired for.
One accountable crew
Northwell does not subcontract. The people on your property are Northwell’s own crew, the same faces each visit, who learn the buildings instead of relearning them.
No capital outlay
No equipment to buy and no build-out required. Scope is set during the quote and service starts on the schedule you pick.

How a turn runs

8:00 AM

Walk and scope

The crew lead walks each unit against your make-ready board before anyone touches a mop.

Under 3 hrs

First one-bed done

A one-bedroom takes a two-person crew under three hours. A two-bed runs four to five with one cleaner.

All day

Throughput holds

Two to three units per cleaner per day, three to four running a pair, so the board keeps moving.

Same day

Punch and keys

The lead walks the finished unit, flags anything for your maintenance team, and keys go back to the office.

Questions property managers ask

How fast can service start?

Most properties start within two to three weeks of a signed agreement, once scope and schedules are set with your office.

How is service priced?

Per property, quoted to your community’s specifics: unit mix, square footage of common space, and how much grounds work the site carries. We don’t publish a flat rate because a 60-unit garden community and a 400-unit property with a clubhouse and pool are different jobs.

Do you subcontract the work?

No. Every crew is Northwell’s own, trained to the same standard, so the people on your property this month are the ones who were there last month.

Can we start with unit turns and add grounds later?

Yes. Each service is scoped and quoted on its own, so you can start with the turns and add grounds care, common areas, or pressure washing when you are ready.

Do you offer doorstep valet collection?

No. Valet collection is not part of what Northwell sells today. The company is focused on cleaning, unit turns, and grounds care, and that is where the crews go deep.

Do you serve communities outside El Paso proper?

Yes, across the Borderland, including Fort Bliss, Horizon City, Socorro, and Sunland Park, New Mexico.
